This 2-stage competition started with a 620-hectare –the ex K-2 and surroundings– site becoming vacant. Authorities decided to move the Airport to another location. Searching for a Masterplan for the vast area, they gave ‘total freedom’ to designers and urban planners.
This 2-stage competition started with a 620-hectare –the ex K-2 and surroundings– site becoming vacant. Authorities decided to move the Airport to another location. Searching for a Masterplan for the vast area, they gave ‘total freedom’ to designers and urban planners.
‘The Avenue’ is a very simple urban regeneration proposal, worked up from a valuable engineering preexistence: the 2 perfectly flat and straight airstrips and its foundation.

Aiming minimal demolition of these thick airstrips, a column grid + tall beams were lay above almost the entire airstrips, setting a 2.8 km promenade, split in a cultural-research wing and a commercial ‘mall’ one, both with 3 layers (floors) including one of the world’s biggest high-line parks on its top.

The core of the urban planning as a hub, offers the new generous-representative main public scene of the city. It also organizes the entire site: new high / low density residential neighborhoods, new protected areas, new streets and 1 new highway, parking lots and other minor preexistences.

When reading the masterplan from edges to center, existent strems, channels and hill are key elements considered.

Streams and channels are stepping stones to a responsive buffering transition with the city, at the South and East, solving also stormwater necessities.

Forested hills, in the other hand, are planned to receive low density housing only, to integrate with sourrundings and, especially gradually becoming a fully protected area with trails only, on the top zones of each hill.
